Framing out an addition to a wooden home with costs dependent on the cost of materials, primarily lumber, and labor. We sourced the National Association of Home Builders for the costs of framing out a new addition. We will look at the cost of the average addition of 125 sq.ft.

Cost breakdown

  • Labor: the direct labor to frame a wall, including, planning, area preparation and protection, setup and cleanup of 125 sq.ft. will take about 4-5 hours charged at $35-$65 per hour. This will cost $175-$325.
  • Material and supplies: the supplies that are typically required to frame a wall are fasteners 1 and connectors and typically run between $110-$130.
  • Lumber: according to the National Association of Home Builders, current lumber prices are $350 per 1000 board feet or $15-$30 per square foot. This will cost around $1875-$3750.

Enhancement and improvement costs

  • Prevent air leakage with building wrap. This will add minimal cost, it increases roughly $100.
  • Frame out the roof while framing the walls. Roof frames typically cost $7-$9 per sq.ft. and would cost about $875-$1125.
  • Install windows in your addition for around $1100 per window.

Additional considerations and costs

  • The best way to keep framing costs down is to have a well thought out plan. Any changes to the building plans will cause the building costs to go up.
  • It is possible to use metal to frame out a house. This typically increases cost by 20% according to Thumb&Hammer and will increase the average cost for this project to around $5000.
  • It is also possible to add an addition not attached to the house. The cost of framing the addition will remain the same, although additional costs for foundations, electrical work and plumbing will escalate the cost.
